Ceiling water damage in Platte, SD, from the first brown ring to a new ceiling

A ceiling stain means water traveled from somewhere above. We trace it, make the space safe, dry what is hidden and restore the ceiling so the stain does not come back.

Reading a ceiling stain

A stain on the ceiling is the end of a path, not the start. On a top floor, the source is usually a roof leak, a gap in flashing, a condensate line from an attic air handler, or condensation on uninsulated ductwork. Under a second floor, it is more often a bathroom: a failing wax ring, a leaking shower pan, a tub overflow gasket or a supply line inside the floor system. In Platte, SD homes we also see stains below upstairs laundry rooms and refrigerator ice maker lines.

Timing gives clues. A stain that grows only during rain points to the roof. One that appears after showers points to the bathroom above. A stain that changes with the air conditioning season often traces to condensate. Our technician uses those patterns along with moisture meters and thermal imaging to follow the water back to its source.

When a ceiling becomes dangerous

Drywall ceilings can hold a surprising amount of water before failing, which is exactly what makes a sagging ceiling hazardous. Wet gypsum loses strength, and a bulging section can drop suddenly with the weight of the water above it. If you see sagging, keep people and pets out of the room, move valuables away if you can do so without standing underneath, and turn off power to ceiling fixtures in that area from the breaker panel.

Our crew brings sagging sections down in a controlled way, with the room protected and containers ready for the water. We do not leave a compromised ceiling in place.

Drying above the ceiling

Once the source is stopped, the space above the ceiling needs attention. Attic insulation that soaked up water usually loses its effectiveness and is removed. Joists and subfloor are dried with air movers and dehumidifiers, and moisture readings are recorded until they return to normal. Sections of undamaged ceiling may be left in place if readings show they dried fully.

Older homes may have textured ceilings that contain asbestos, since the material was used in some ceiling textures for decades. Where the age of the home suggests that possibility, the texture should be tested before it is disturbed, and removal of asbestos containing material must be handled by qualified abatement professionals under applicable regulations.

Restoring the finish

New drywall is installed once framing is dry, then taped and finished. Ceiling textures such as knockdown or orange peel are matched on test board first. A stain blocking primer goes on before paint so any remaining discoloration cannot bleed through. The full process for board and finish work is described on our Drywall Repair page, and roof related openings are handled through Wind Damage Repair or Storm Damage Restoration.

Ceiling water damage questions

Can I just paint over a water stain?

Only after the source is fixed and the material is dry. Even then, a stain blocking primer is needed, or the ring will bleed through.

How do I know if the ceiling needs replacing?

Soft, sagging or crumbling drywall should be replaced. Firm drywall that dries fully may only need priming and paint.

Is my textured ceiling safe to remove?

In older homes it may contain asbestos. Testing before disturbing it is the safe approach.

How is ceiling repair priced?

By the area replaced, texture work and whether attic drying is needed. An assessment fee applies, and the repair estimate is provided in writing.

Stain spreading across the ceiling?

Call our Platte, SD team. We will help you make the room safe over the phone and schedule a technician to trace the leak.

An assessment fee applies to ceiling damage visits and is quoted before the appointment.
